QUALITY CONSTRUCTION
Construction has changed significantly over the years. All Apple Homes are built to a high standard. This is not the standard with all new home builders. The high quality construction of your home is of the utmost importance to us. We want your home to be a solid investment for you, and when and if you decide to move, rest assured that an Apple Homes home will resell at a higher value than production-type homes.
BUDGET
All our homes are priced to our Standard Schedule of features, which is a quality-built home. The cost of the home, plus the cost of the lot, plus any upgrades equal the total cost for your home. Therefore, you can choose from many styles of homes and lots and add upgrades to fit your personal budget from our base price (Standard Schedule). This allows you to customize your home to your heart’s content. You are involved in the building of your new home from the design stage, enabling you to incorporate all the options that you want into your home.
CHOICE
When you work with Apple Homes, you have the power to choose how your home looks and feels from top to bottom. You get to choose the style of home, the lot, the look and feel of your kitchen, carpets, lighting and paint etc. Your happiness is pretty much guaranteed because your new home will be built exactly the way you want. It’s all up to you!

Your new home comes with a 7-Year Tarion Warranty. This provides you with peace of mind and protection against defects. We are proud of the homes we build and stand behind them with quality service.

CHOOSING A LOT
Choosing a lot for your new home is almost as important a decision as choosing the style of the house itself. Lots can vary in size, shape, grading and view. The features of your lot will determine the size and style of your home. For example, some bungalow styles, double-car garages and wrap-around porches require larger lot widths. The grade of the property will determine whether a walkout from the basement is possible. Any premium pricing for lots will continue to add to the value of your property.
Our lots are generally larger than those found in surrounding cities. We have a number of different lot options available, ranging in price.
Our standard lots have approximately a 50-foot frontage and various depths.
Our premium lots are generally larger in size or back on to farmland.
CUSTOMIZING YOUR HOME
OUR HOUSES ARE ALWAYS BUILT TO A HIGHER STANDARD.
New homes are usually built to a builder’s ‘Schedule B’, which lists exactly how the home will be built. From there, you have the option of adding ‘upgrades’.
There are hundreds of upgrades to choose from, the most popular being things like 9ft ceilings, fireplaces, additional bathroom and kitchen features and fine finishes like granite and quartz countertops. Browse and choose from our list of countless upgrades such as body wash shower systems, custom glass showers, custom interior doors etc.
The cost of the home increases with each upgrade selected. Customizing options are discussed in the design phase so you know exactly what the costs will be upfront and have the opportunity to evaluate your personal budget. Customizing your home makes it your own. It enables you to reflect your style, taste and lifestyle in the property.
TARION NEW HOME WARRANTIES
All of our homes come with a Tarion warranty. This warranty requires that the house be built to the Ontario building Code. Our houses are built above the Ontario building code which lists exactly how the home will be built. From there, you have the option of adding ‘upgrades’. Learn more about our home upgrades here.
30-DAY WARRANTY
After moving into a new home, you may notice that one or more of the items listed on the PDI form have yet to be corrected to your satisfaction. In addition, you may find other items within the first 30 days that were missed during the PDI orientation or have become apparent since taking possession.
You should fill out and submit the 30-Day Form on or around the 25th day after the date of possession. The 30-day warranty ensures that your home is:
- Free from defects in work and material
- Fit to live in
- Meets the Ontario Building Code
ONE-YEAR WARRANTY
Your home’s statutory one-year warranty coverage begins on the date you take possession of the home and ends on the day before the first anniversary of the possession date. For example, if your home’s date of possession is October 23, 2005, the one-year warranty begins on October 23, 2005 and ends on October 22, 2006. The one-year warranty ensures that your home is:
- Constructed in a workmanlike manner and free from defects in material
- Fit for habitation
- Constructed in accordance with the Ontario Building Code
- Free of major structural defects
TWO-YEAR WARRANTY
Your home’s two-year statutory warranty coverage begins on the date you take possession of the home and ends on the day before the second anniversary of the possession date. For example, if your home’s date of possession is October 23, 2005, the two-year warranty begins on October 23, 2005 and ends on October 22, 2007. The two-year warranty is provided by your builder and covers:
- Water penetration through the basement or foundation walls
- Defects in materials (including windows, doors and caulking), or defects in work that result in water penetration into the building envelope
- Defects in work or materials in the electrical, plumbing and heating delivery and distribution systems
- Defects in work or materials which result in the detachment, displacement or deterioration of exterior cladding (such as brickwork, aluminum or vinyl siding)
- Violations of the Ontario Building Code affecting health and safety (including, but not limited to, violations relating to fire safety and the structural adequacy of the home)
- Major structural defects
SEVEN-YEAR WARRANTY
Your home’s seven-year warranty covers major structural defects (MSD) and begins on the date you take possession of the home and ends on the day before the seventh anniversary of the possession date. For example, if your home’s date of possession is October 23, 2005, the seven-year MSD warranty begins on October 23, 2005 and remains in effect until and including October 22, 2012. A major structural defect is defined as:
- Any defect in work or materials that results in the failure of a load-bearing part of the home’s structure or materially and adversely affects its load-bearing function
- Any defect in work or materials that materially and adversely affects the use of the building as a home
The seven-year MSD warranty includes significant damage due to soil movement, major cracks in basement walls, collapse or serious distortion of joints or roof structure and chemical failure of materials.
In addition to the general exclusions, the seven-year MSD warranty specifically excludes: dampness not arising from failure of a load-bearing portion of the building; damage to drains or services; and damage to finishes.
